Florida hurricane season runs June 1 through November 30, but the peak months — the ones that put real load on seawalls, docks, and lifts — are August, September, and October. That's the window this guide is written for. The prep that actually protects a waterfront property is done in July, not after a system has a name and a cone.
Below is what to check now, what to do in the 48 hours before a named storm reaches you, and how to handle the days after. All of it works whether you own the property yourself or manage it from out of state — and the inspection and repair work behind it is delivered by vetted, licensed independent Florida marine crews we match to your project.
Why July matters
Two reasons. First, marine contractors' schedules compress fast once activity picks up in the tropics — the crew that could walk your wall in July is booked into a storm-response queue by mid-August. Second, real repair work (cap seal, tie-back restoration, board replacement, piling reset, lift service) takes days or weeks, not hours. If a walk-through in July finds anything meaningful, you want time on your side to get it fixed before you actually need the wall or dock to hold.
Pre-season seawall check (owner-level)
You don't need a marine engineering degree to walk your own seawall and know whether it's worth calling for a professional inspection. Look at these six things, ideally at low tide:
- Cap cracks. Hairline cracks running through the cap, cracks that have opened up since last year, or sections where the cap has separated from the wall panels below.
- Lean or bow. Sight down the length of the wall from one end. A wall that used to be straight and now has a visible lean toward the water, or a bow in the middle, is a tie-back problem.
- Rust stains at tie-back locations. Vertical rust streaks on the wall face — especially in a regular pattern — usually mark corroded tie-back rods behind the wall. Rusted tie-backs are the number-one Florida seawall failure mode.
- Soft spots or depressions in the yard behind the wall. Walk the strip of grass behind the wall. Sinkholes, soft ground, or new depressions mean backfill is escaping through the wall into the canal — silent, ongoing damage.
- Clogged or missing weep-holes. Weep-holes drain hydraulic pressure from behind the wall. Clogged with sand, roots, or shells means pressure is building up — exactly what storm surge exploits.
- Scour at the base. If you can see the toe of the wall at low tide, look for undermining — bare concrete or vinyl sitting on nothing, with a scoured-out hollow beneath it.
Any of those, honestly, is reason to book a free seawall inspection before the season peaks. If the walk-through shows real damage, the next step is usually seawall repair — cap, tie-back, or panel work — scoped and delivered by the same vetted local crew.
Pre-season dock check
Docks fail differently than seawalls in storms. It's usually not the frame that goes first — it's the small parts that were already loose, plus decking that gets pried up by wave and wind load. Walk the dock and check:
- Loose or rotted boards. A board that's slightly soft in July is a board that lifts off in a storm and becomes a projectile.
- Corroded hardware. Screws, bolts, brackets, joist hangers — if it's white with corrosion or bleeding rust into the wood, it's not holding the way you think it is.
- Loose or wobbly pilings. Push against each piling at deck level. Real movement means the piling has lost embedment or the connection to the frame has failed. This is a professional dock repair item, not a DIY.
- Failing cross-bracing. Under-dock bracing is what keeps the structure from racking sideways in surge. If it's rotten, missing, or has pulled fasteners, the dock is much weaker than it looks.
Boat lift prep
Service cables, motors, and switches before the season starts — a lift that stops working with a storm 48 hours out is a problem you cannot solve in time. For the storm itself, always follow your lift manufacturer's guidance, your marina's rules, and your insurance carrier's requirements first — those override anything on the internet, including this guide. Generally, in a named-storm warning, owners secure the cradle and remove canopy covers so they don't sail away and take the lift with them. Cradles up or down is a specific decision that depends on the lift model and the expected surge; ask your lift servicer.
Document everything now
Date-stamped photos of your seawall, dock, and lift — taken from multiple angles, in good light, before any storm — are the evidence an insurance claim needs after damage. Take them now and store them in the cloud, not on the phone alone. Wide shots of the whole wall, close shots of the cap and any cracks, shots of each dock section and each piling, and shots of the lift cradle, motors, and cables. Before a named storm: 48-hour checklist
- Remove everything loose from the dock — chairs, coolers, tools, hoses, dock boxes if possible.
- Secure or remove canvas, canopies, and Bimini tops on the lift and boat.
- Follow your insurer's and your lift manufacturer's written guidance on whether the boat stays on the lift, goes in the water on a hurricane mooring, or trailers inland. Don't guess.
- Photograph everything again — the "before" photos for this specific storm.
- Clear debris from around the seawall so nothing becomes a projectile driven into the wall.
- Confirm any recent repairs have cured and are secured; loose new work fails first.
After the storm
Do not walk out onto a dock that looks damaged. A dock with a broken frame, a seawall with visible new lean, or pilings that have shifted are structural hazards — the failure that's coming is not always the one you can see. Stay off the structure and get a professional inspection.
Storm damage on Florida waterfront usually shows up as one of the following:
- New lean or bow in the seawall. Even a couple of inches of new movement means the wall's structural balance has changed and the tie-back system needs to be checked.
- New cracks in the cap or face. Fresh cracks — brighter, sharper-edged than the aged surface around them — are new damage even if they look small.
- Sinkholes and washouts behind the wall. Storm surge followed by drawdown flushes backfill through any weak joint. A new depression or hole in the yard behind the wall is a loud warning.
- Missing panels, boards, or pilings. Obvious, but easy to under-react to. A missing dock board is a project; a missing seawall panel is an emergency.
- Bent or displaced lift cradle. Even if the lift still moves, a bent cradle can fail the next time it's loaded.
